Project Architects Matrixx Consultants Ltd contracted Hawes Building Solutions Ltd for the construction of these new retirement homes at Matua Lifecare. The interesting part of this project was the foundations. Each house was designed to have 250 dia timber piles driven to a depth of 14.0m. These were set out as per the engineers design and then a concrete pile cap was poured over the piles.
From this point on the buildings were designed using traditional timber framed construction with a combination of hardies linea exterior cladding & brick veneer. The roofs were flat and mono pitch using a combination of Ardex sheet membrane and colorsteel roofing. Double glazed aluminium joinery was used throughout. Interior finishes were generally standard however bathrooms were designed for disabled access. The contract also included all siteworks such as decking and cobble stone paths and driveways.
As the building was in a retirement village, Hawes Building Solutions paid particular attention to health & safety issues on the site. Perimeter fencing, site safety signage, hazard identification and other safety issues were monitored closely. Noise was kept to a minimum at agreed times. The project was completed to the programme and was handed over to the client on the day required. All variations were agreed on a monthly basis and therefore the final account was settled within days of completion.
Excellent feedback was received from all parties involved including the retirement village staff and the project management team.
