This project involved the complete re-clad of a 2 level residential property that had been diagnosed as a “Leaky Building”.
Independent Project Management Services who specialise in this type of work contracted Hawes Building Solutions Ltd to complete the project.
The building was fully encompassed with scaffolding and protected with tarpaulins as required for each phase of the work.
All cladding was removed and any decayed framing was replaced as it was discovered. Careful planning and attention to detail was required in order to minimise the amount of internal refurbishment work.
All new construction was as per consented architectural drawings and specifications. Construction was inspected by the building surveyor on a daily basis with regular inspections carried out by the local council as required.
A new cladding system consisted of timber “Smartclad” weatherboards on a cavity system. Flashing details at junctions, saddles and windows were installed in strict accordance with the approved design. Several alterations to the design to assist buildability and improve the finished product were offered by Hawes Building Solutions Ltd. Upon acceptance by the design team, these were then documented and approved for construction.
Interior work required protection of existing floor coverings and fittings with new decorating only being required to those areas that had been replaced.
New gib bracing and was installed to meet the current regulations.
External channel drainage was also installed to the exterior of the building in order to achieve the required ground clearances
The project was completed in the required time frame with all contractual issues being agreed and finalised promptly.
