This project involved the complete re-clad of a 3 level residential property that had been diagnosed as a “Leaky Building”.
Independent Project Management Services who specialise in this type of work contracted Hawes Building Solutions Ltd to complete the project.
The building was fully encompassed with scaffolding and protected with tarpaulins as required for each phase of the work.
Two sides of the building were stripped at a time to avoid exposing the entire building at any one stage.
All cladding was removed and any decayed framing was replaced as it was discovered. Careful planning and attention to detail was required in order to minimise the amount of internal refurbishment work.
All new construction was as per consented architectural drawings and specifications. Construction was inspected by the building surveyor on a daily basis with regular inspections carried out by the local council as required.
A new cladding system consisting of solid plaster on a cavity system was applied. Flashing details at junctions, saddles and windows were installed in strict accordance with the approved design. Several alterations to the design to assist buildability and improve the finished product were offered by Hawes Building Solutions Ltd. Upon acceptance by the design team, these were then documented and approved for construction.
An existing conservatory was modified and re-installed. New hand rails and aluminium flashings were installed around balconies, fascias and roof junctions to complete the finished look of the building.
Interior work required protection of existing floor coverings and fittings with new decorating only being required to those areas that had been replaced.
Hawes Building solutions submitted an estimate of costs at the commencement of the project. The final account came in right on budget despite there being some considerable extra work. The project was completed in the required time frame with all contractual issues being agreed and finalised promptly.
