This project involved additions to the front of the property including a four car garage and internal access to a new lounge and living area. A total re-roof, new windows and re-clad were also completed.
The basement garage involved significant excavation requiring temporary shoring of the existing house foundations.
Construction involved a concrete slab and foundations, block retaining walls with insitu concrete columns and beams supporting a precast concrete first floor with insitu topping. This involved the need for temporary propping, cranage and concrete pumping.
Above the first floor a more traditional construction was preferred with prenailed wall frames, trusses and a coloursteel roof.
The cladding selected was a Marley Palliside weatherboard. This product was chosen due to its low maintenance and excellent resistance to the coastal environment.
As the addition had a relatively low impact on the existing house, the clients elected to stay on site for the duration of the works.
This allowed good communication and programming to suit everyone’s requirements.
The job was completed on time and the final account was agreed quickly.
