This project involved the relocation and renovation of a 1930s villa. The existing house was located on a large section that was currently being subdivided by a separate development company planning to build new flats.
Hawes Building Solutions undertook the design and building consent process in order to provide a complete service for the client.
The house was structurally sound but required new foundations and a complete refurbishment. It was decided to relocate the house onto one of the new adjacent sections. Existing bathroom and kitchen areas were extremely small and there was minimal living area, but four bedrooms.
The floor plan of the house was modified to provide a new modern open plan design. The master bedroom was opened up to provide a large living area flowing through to the new kitchen and dining area. The remaining three bedrooms were refurbished
The classic features of the house were maintained with 3.0m fibrous plaster ceilings renovated and all timber joinery restored to its original condition.
The solid rimu timber floors were sanded and polished in the amenity areas. The exterior of the building required some minor maintenance and was painted. New timber decks, paths and a garage were added to complete the works.
Landscaping, gardens and fencing were also completed by Hawes Building Solutions.
