12th Avenue Retail Development

Hawes building Solutions was approached by Veros Property Partners on behalf of Yuh Shan Holdings to provide a full design and build proposal for this development.  Based on a concept plan the brief was to provide a building suitable for the anchor tenant Westpac Bank and also for additional retail and office tenancies.

The building comprised of 2,230m2 for tenancies and an overall site coverage with landscaping and carparks of 4,292m2. This was a high specification commercial design.  The claddings were made up of honed concrete panels, pixelated concrete panels, horizontal metal cladding, coloured glazing and feature powder coated vertical aluminium claddings.  Feature aluminium louvres were also fitted for aesthetic appeal and to assist with building efficiency.  The supporting structure was made up of large structural steel members and the level one floor was supported by precast double tees.  Other features included the installation of the lift with surrounding solid oak staircase and oak wall panelling.

Timeframes on this contract were of high importance and liquidated damages applied if the project was not completed by the agreed dates.  Throughout the construction phase Hawes Building Solutions was faced with a number of challenges.  From the outset poor ground conditions and existing obstructions from previous buildings caused geotechnical problems that needed to be addressed promptly.   Delays in the delivery of the feature pixelated concrete panels meant that major programme adjustments were required without altering the completion date of the project.  The construction methodology also required substantial changes with reprogramming of key trades to accommodate the panel delays.

Despite these setbacks, the Westpac tenancy was handed over to the client on time.  The remaining tenancies were also delivered on time for tenant fitout requirements.  The final product was a unique and architecturally pleasing building raising the bar and forever changing the landscape on Cameron Road.

Hawes Building Solutions worked with Fabian Douglas and Associates (FDA) for the architectural design and Stratum Consultants for the geotechnical and structural engineering.  Hawes Building Solutions also worked with a number of local contractors to come up with the most cost effective designs without compromising achieving the highest possible standard.

The Hawes Building Solutions management structure for the contract consisted of Anthony Hawes, Jason Bussas and Mark Hawes.  Anthony Hawes is the principal quantity surveyor for the company and dealt with all project management, design and cost-related aspects of the job.  Jason Bussas was the overall site manager and based on site.  He handled the day-to-day running of the job, the coordination of trades and quality control.  Jason also had an additional foreman working with him to assist with his workload on site.   Mark Hawes was responsible for job reporting, construction programming and quality assurance.  Hawes Building Solutions had an average number of 10 staff at any one time taking care of the carpentry works.
